Message Board Rules & Information

The DFR Message Board offers subscribers a unique opportunity to buy/sell discount properties, and list materials and services.

  • Sellers can advertise properties for sale to a savvy group of buyers looking for fix-up, distressed, quick-possession or rental properties.
  • Buyers can jump at the chance to consider properties for sale by investors before they are actively marketed on MLS.
  • Contractors can list services.
  • Realtors can list properties NOT listed on MLS, and also offer services specific to the fix-flip industry.
  • Lenders can list services for the buyer of distressed properties.
  • Buyers wanting a property can post a "Looking For" message.
  • Investors and contractors can list new and used rehab materials for sale.

The Message Board is a rare network opportunity for people interested in discount properties. Each listing must comply with the DFR Message Board Rules.

Message Board Rules

  • No MLS listed properties. Properties posted on the DFR Message Board cannot be Active in MLS. If they become Active, they must be removed from Message Board.
  • Messages must be 100 words or less; "a," "the," and "and" count as words. The headline can be up to 50 characters.
  • Up to 3 photos can be included.
  • Property messages will run for 10 days. After 10 days, the message will become inactive. If the property hasn't sold, the message can be reactivated for 10 more days, with the maximum times of reactivation being 2, or 30 days total from the time the message first became active.
  • Services and Materials messages will run for 30 days.
  • Properties or materials messages must be deleted or be marked as Sold or Sale Pending within 2 days of finding a buyer.
  • Professional Gold Level Subscribers may have up to 20 messages on the Message Board.
  • Let's Do Business Silver Level Subscribers may have up to 10 messages on the Message Board.
  • New messages are pending while they are being reviewed by the Administrator for appropriateness before they are made active and viewable by visitors to the Message Board.
  • Messages received by 10 AM Mon-Fri will be posted to the Message Board by 5 PM that day if they contain all required info.
  • The Message Board is open, at no charge, on a read-only basis to non-subscribers.
