The first step in locating a property is to set the search criteria by entering values into the various fields to restrict the search. In the example below,
"83" is entered into the Address field to select all properties where the Address has
"83" as part of the data. Entering values into additional fields will refine the search further because the search will return properties that satisfy all of your criteria.
The two date fields have a "from" and a "to" box. Entering values into both the "from" and "to" boxes will restrict the search to properties with data between and including the two values. Entering a value in only the "from" box will refine the search to data equal to that value.
Moving the mouse over most field names will cause a pop-up window to appear with a definition of the term. This feature can be turned off on the Manage Account page once you no longer need it.
Each time you return to this page, the fields will be populated with the values used for your last search. (This feature can be turned off on the Manage Account page.) Click on "Clear the Form" to clear all of the values from the form to start a fresh search.
Click on "Search" to search for properties that match your selection criteria.
Property Search Criteria
Owner/Grantor: The signer of the Deed of Trust being foreclosed. The grantor might not be the property owner if he/she has deeded the property to someone else.
County: The legal location of the property.
Foreclosure Case No: The number assigned a foreclosure by the Public Trustee of the county in which the property is located.

NED Amt: Notice of Election and Demand, also called Election and Demand, is the outstanding principal balance owed on the Deed of Trust being foreclosed by the lender. The foreclosing Deed of Trust might not be the first or even second mortgage.
Bid Amt: The amount bid for the property at the time of sale, or auction, by the Public Trustee.
Def Bid Amt: Deficiency Bid Amount: A deficiency bid occurs when the foreclosing lender submits a written bid less than the amount owed. Bidding at the Public Trustee sale on properties that have deficiency bids begins at one dollar over the lender bid amount. In most cases, lenders file deficiency bids because the adjusted fair market value of the property is less than the amount owed.
Overbid Amt: The amount that was bid at public auction over the amount bid by the bank. For example, if the Bid Amt is $100,000 and the Overbidder bids $100,001, the Overbid Amt is $1.
TAV: Tax Assessed Value: The total property tax assessed value according to the county Assessor.
MLS Price: Multiple Listing Service Price: The amount the property is listed for in MLS.
NED Date: The date on which the Notice of Election and Demand was processed by the county.
Auction Date: Approximately 45 days from the Notice of Election and Demand, the foreclosure property is sold at auction by the county Public Trustee. A bidder may buy the property at sale, but must wait 75 days or longer for a Public Trustee Deed.
DOT Date: The recording date of the foreclosing Deed of Trust.
Filing Deadline: The owner or any lienor having a claim against the property must file an "Intent To Redeem" on or before the 60th day after the Auction held by the Public Trustee.
Redemption Date: The owner has 75 days in which to pay the bid amount at time of Auction, and thus redeem the property. If no one redeems as owner, the first lienor has another 10 days to redeem, with each succeeding lienor having 5 days.
Foreclosing Lender: The foreclosing lender is the current beneficiary of the defaulted Deed of Trust.
Interest Rate: The interest rate of the foreclosing Deed of Trust. (The default interest rate might be different.)
LTV: Loan to Value is the ratio of the outstanding principal balance at time of foreclosure to the Tax Assessed Value (TAV) assigned by the Assessor — the NED Amt divided by the TAV.
Overbidder: The person/entity who paid the most for the property at public auction. The successful bidder will receive a Certificate of Purchase from the Public Trustee.
O&E Info: Owners & Encumberances Information: A preliminary report showing the owners and encumbrances of record on a property.
Note: the O&E is not a title commitment, and should not be considered to be 100% accurate or comprehensive.
Reception No: The number given a recorded document by the county Clerk and Recorder.
Date: The date a document was recorded by the county Clerk and Recorder.
Amount: The amount of the recorded document. For vesting deeds, there is a multiplier of 10,000 which means that for a property with a sales price of 115,000, the document fee (or "amount") would be 11.50.

Creditor: Anyone that has a recorded encumbrances against a property, i.e. a DOT holder like US bank or Washington Mutual, or a lien for back taxes, or a judgment from a collection agency etc. The Creditor is the payee and the ability to record clouds the title of the property as to insure that they get paid prior to the owner selling.
Owner: One who holds legal fee simple title to real property; including right to possess use and deal with the property to the exclusion of others.
Enter values to restrict the search.
Entering values in only the left ("from") box of a range search will perform an equality search.
Enter dates in MM-DD-YYYY or MM/DD/YYYY format.
Note: Clicking on the Property Search menu title will also take you to this page. You do not have to select the Property Search Criteria sub-menu item.
The properties that match your criteria will be listed on the Property Search Results page shown below. (In this example, only the properties that are available to Demo users and satisfy the search criteria are shown.) If only one property matches your search criteria, you will be taken directly to the Detailed Property Data page.
Click on any of the data items to be taken to the Detailed Property Data page for that property.
You can also flag properties to make them easier to find later. In the example,
8349 Charles Way has already been flagged. Individual properties can be flagged by clicking the check boxes and then clicking "Save Flag Settings." The other buttons will set or clear all of the flags on this page.
By default, up to 100 properties will be listed per page, and will be sorted by NED Date (recent first) and then City. The format of this page can be changed by following the link to "Results Settings."
